The plaza was parking, then a half-assed woonruf (sp?), and now has metastasized into not quite anything because of neighborhood association induced inertia. Remember that the North End has not only one NIMBY neighborhood group, but also a second splinter neighborhood group that thinks the first neighborhood group isn't sufficiently hardline NIMBY.

...as is embodied in comments such as that which expresses concern that the render looks so brightly light up, it will distract from the Custom House Tower and Zakim Bridge

(e.g., reader comment in the North End Waterfront article).

I understand residents wanting to protect their back yard, but honestly, how do these people even make this stuff up?

It was supposed to be for parking/loading, but it ended up not working soon after it opened. The next block down is still open for cars. I think it was too small of an area and kept getting blocked. This development can't build on it because it's public right of way.

The Hubway station is existing.

I have mixed feelings about this development, on one hand it looks nice and whats there could use an upgrade... on the other hand I looked at the thread quickly not knowing what it was and assumed it was Lynnfield or something of the like. I know North End NIMBYS are quite a strong bunch but they build up to 4 stories with some residential above couldnt they?

The question is: "Who owns the buildings behind, that have views of the greenway and that are getting high rents as a result?" Discover that answer and you'll know who's pushing their weight around.

Funny, I had a hunch it wasn't the "bright lights in this development will adversely distract from the Custom House Tower and Zakim Bridge" comment from one reader in the North End Waterfront article.

Actually 2 buildings 204 and 208 Hanover Street. 204 is a little lower, so is the first layer of windows, 208 is the higher level of windows. You can look up the names in Boston Assessing Online.

I've wondered about this too. Height there would be a really nice end cap and entrance to the North End. I've assumed the developer didn't want to deal with the ZBA but a quick zoning check shows not much dimensional requirement, a max height of 55' and an FAR of 3.0. This seems to be well under that.

It really is odd. You would think two floors of commercial topped with some condos would make tons of money here.

Probably have to provide parking which may be tough for the developer...plus the neighborhood would prob throw a fit considering they hate all new development.

I'm definitely not seeing what you guys are seeing. It certainly doesn't look like any strip mall I've ever seen. It looks like 3 urban retail storefronts with a jumbo sized sidewalk in front. Taller here is a non-starter, so there wasn't going to be any housing on top. What would you do differently?

I don't understand that taller is a non-starter. I'm not talking tall, but 3 stories at least. probably one story of housing on top.

Blank brick wall showing above with both direct abutters -- tells me that was a party wall with a former building on this site of at least that height.

I don't mind the general style contrasting as it does.
