Waltham Developments

Was getting board of the same three threads, so here is some news.

Developers marked the groundbreaking today for Overlook Center, a six-story office building in Waltham that will be visible from Route 128.

The developers are Normandy Real Estate Partners, a New Jersey-based real estate owner and operator, and Neelon Properties LLC, a Waltham real estate firm; leasing and marketing of the property will be handled by Jones Lang LaSalle, a real estate money management and services firm with headquarters in Chicago and a big local presence.

Overlook Center features will include a concierge, a cafe, a fitness center, and a four-level parking garage.

"As demand for a limited pool of highly skilled labor increases, progressive employers will focus on the quality, accessibility, and amenities of their office space as tools for retaining the cutting edge intellectual capital that drives this economy," Justin Krebs, the Normandy principal who oversees the firm's portfolio of Greater Boston properties, said in a statement.

There are a fair amount of projects in the pipeline in Waltham. I snapped a few pictures of 36 River today:

So weird. I worked for Hines one summer when I was in grad school (2006). And they explicitly avoided any development that wasn't office. There were even a couple mixed use developments with small residential components where they brought in a partner to handle the residential. This strategy largely helped them avoid the condo crash that hurt so many developers.
Now they're developing garden style apartments in the suburbs?!?! Get back to your core competency and build the SST while we're all still alive.

Downtown Waltham Streetscape Improvements

The City of Waltham will be working on improving the look of downtown Waltham this year. The $6.4 Million project will include Main Street from Banks Square (South Street) to Linden Street and on Moody Street from Main Street to Newton Line.

The project will involve new concrete sidewalks with brick accent strips, new and reset granite curbing, ADA compliant handicap ramps, new historic street lighting and new street trees placed in raised granite tree pits.

The contract has been awarded to A.R Belli of Newton and construction should start this summer or fall. Most work will be done at night between 10PM and 6AM.

Gosh, you'd have to take out all the parking or widen the streets. They're packed curb to curb during the rush hours right now.

Not true for much of the stretch of Main Street. The stretch between Newton and Linden is very poorly engineered. There is one MASSIVE lane in each direction and no street parking. Bike lanes/cycle tracks here would do nothing but improve the experience for everyone.

EDIT: Also improvements for the 70/70A and bus stops would be very helpful.

Only bicycle accommodation is sharrows on Main Street but that will be done later when they road is repaved in next couple of years.

The intersection of Main & Newton Street will be redone this year. They are installing a new traffic signal system and widening Newton Street to add a right turn lane.

There is parking on that section of Main Street for residents. There is some bicycle accommodations in Waltham being planned which includes....

-Waltham's First Bike Lane on Forest Street. Plan will call for (2) 5' Bike lanes from Beaver Street to Trapelo Road.

-Beaver Street: Sharrows from Forest Street to Waverley Oaks Road

-High Street: 5' Bike Lanes from Newton Street to Cedar Street and installation of Sharrows along the entire street

Maple Street: Sharrows

Prospect Street: Sharrows

The only MBTA bus stop improvements will be installation of park benches at all bus stops along Main Street & Moody Street.

200 Moody Street

The 200 Moody Street development will demolish a 1 Story Vacant Commercial block of stores and redevelop it into a 30,000 Square Foot 4-Story Brick building with stores/restaurants on the 1st Floor and 16 luxury condos on the upper floors above. A parking garage will be built under the building and the rear lot reconstructed. This building is located on busy Moody Street across from the Cronin's landing development.

Construction is expected to begin in late Spring early Summer 2014.

Development Projects in Waltham Include...

The "MERC" at Moody & Main which is a massive mixed use development in the Center of downtown Waltham.

200 Moody Street which is a 30,000 Square Foot mixed use development

36 River Street which is a 200 unit luxury condominium development

Vistaprint is building a 300,000 square foot building on Wyman Street

and of course a 280,000 Square Foot retail and office development is being built at the Polaroid site in Waltham.

1265 Main

1265 or the "Polaroid Development" will redevelop the former Polaroid property in Waltham into a 100,000 Square foot Market Basket Grocery Store, 100,000 Square Feet of world class office and 80,000 Square Feet of various retail (Marshalls, Verizon Store, Starbucks, Liquor store, Jake & Joes Sports bar, Beef Steak Restaurant & TD Bank). Construction has been ongoing for a couple years now and is expected to open for business at the end of 2014.
