Thanks for the update. Sounds like it will just play out in the courts unless they just work out the deal that was on the table and call it a win

What will be curious is how Everett, Chelsea, will evolve with a billion dollar Casino in the neighborhood.

Do these two specific areas become demoralized like most Casino developments. the poor and demoralized have to go somewhere.

Or does Boston continue to become unaffordable as it's going now.

Basically to start a family in Boston you have to be worth some serious loot for a somewhat normal life.

FACT; Traffic will be a BITCH when this built.

^^The whole "casino thing" in Mass. will be a short lived boon to the state, but like most casinos around the country, will probably fade into the background as time goes on without living up to their expected financial benefits. Everyone knows that already, but many people still get all excited about the prospect of a brand new casino in their backyard. The thing is, casinos are going to get built no matter what anyways, so the Boston area may as well have a higher-end destination like Wynn, that also offers restaurants, shows, a stunning gold-plated Popeye statue, and entertainment instead of bingo parlors and keno halls. At the very least, it will offer jobs that aren't currently there and clean up a polluted wasteland, and what could be built there without adding traffic?
....and we already have a place for the poor and demoralized in Mass., they are called Lawrence, Springfield, Brockton, Holyoke, Fitchburg. (just kidding)

It's pretty obviously a foregone conclusion that, if Wynn Boston succeeds, it will have absolutely nothing to do with proximity to Malden and Everett and everything to do with proximity to the exploding international traffic at Logan Airport... you know, that airport which people post about here seemingly every day in terms of new international connections?

By definition, one mega-high-roller from Moscow, Beijing, or Riyadh with a daughter or son a BU or BC or Harvard or whatever is worth the entire community of Malden or Everett in terms of expected total loss amount over whatever period of time you're measuring.

I know you're full of bitterness and hatred toward this project and the Massachusetts political scene in general, but, please, try to not let your emotions get the better of you before you post....

Everett will be reaping a windfall, and not just in terms of financial payments from Wynn. Expect Gateway center to be Assemblified within the next 10 years, complete with a footbridge to the Assembly orange line stop. Expect Broadway between Dexter Street and Rt 16 to be completely redeveloped, probably with Boylston St in Fenway as the model.

Gee....Thanks. I thought that Wynn development would only be successful if it was only built in Everett over Dorchester. Are you serious? Anything developed close to Boston would have been a gold mine.

The reason for the bitterness will be the Traffic congestion. Which their has not been one solid traffic study or planned solution scenario done for a billion dollar casino development which is situated in a very high volume transit area.

As a Taxpaying citizen I would like to see our officials work on things like relieving traffic congestion for Boston.

I'll repeat what I said last November as to why the EIS traffic study is fundamentally flawed:

The EIS is a marvelous slate of hand that uses deceptive and dishonest methods to claim that the traffic impacts will be minimal. They use static traffic models rather than more appropriate dynamic models which take into consideration things like one intersection backing up into another. Those static models assume a linear relationship between traffic volumes and speeds, which does not take into effect highly nonlinear effects. Such models are not microscopic - they do not consider the presence of different vehicle types with different sizes, speeds, and accelerations. They use VISSIM - a high quality traffic simulation software - and then use it on one intersection at time rather than on whole areas at a time as it is designed for. They failed to use an actual regional model to determine real demand and what corridors that demand will take. They're planning to put 1,700 cars per hour through the Sullivan Square tunnel - which won't be there when the casino opens.

That is not merely flawed, and it is not merely a poor EIS. If this was a transit project, that EIS would get laughed out of the FTA funding process.

But, I completely respect your ongoing frustration--if not your need to vent--at the greater Sullivan Sq. traffic scenario. From what little I've seen, it must be absolutely horrific there during peak hours.

EGE -- None of those models are worth the silicon that they run upon -- problem with traffic models on the scale of Metro Boston -- what determines the dynamics is fluke events not normal everyday predictable and simulatable behavior

As a result there were also police and fire vehicles in addition to nearly a dozen bucket trucks, a very large wood chipper, a flat bed truck and a crane -- and oh yes Verizon workers on strike who arrived to picket the supervisory personnel who were working on restoring the fios service to about 100 customers.

PS for you FIOS fans here's the update -- Verizon supervisors accompanied by harassing picketers were still busily splicing broken fibers yesterday PM with my friends in the area being told that service will be restored today

This thread is starting to get strange. Traffic engineering, hypothetical environmental impacts and a deep discussion on anthropology and sociology.

Can we get back to fussing of the height of the building, and stuff I don't understand like "street level activation"? - whatever that is.
