Re: State Street HQ | One Congress | Bulfinch Crossing | West End

Wiki says 1 Congress will be 647' but the Globe is saying 528...is the globe just counting highest occupiable floor or roof height? Looks like the building has a flourish that could take its architectural height to 647...

Looks awesome but why not bury the garage at this point

Re: State Street HQ | One Congress | Bulfinch Crossing | West End

528' is the highest occupied floor and is what the Globe and other news agencies will reference until/unless HYM releases a notice giving the architectural height of the building including the crown.

For starters, the Haymarket MBTA station is under this property.

Also, if it ain't broke...

How are they going to keep that curtain-thin crown from snapping like an eggshell and flying away?

Stress modeling, engineering, material science and physics.

I'm excited for this project and can't wait till it gets built. If it were just a little bit thinner and a little bit taller, it would be *amazing*....

This project is a total dime.

Has anyone made a picture with this project and all the towers near TD Banknorth in one photo. It's going to transform that part of the city.

I don't believe it's under the part of the garage they are leaving. But I doubt it is more economical to bury it than to re-use the part that they are leaving.

Re: State Street HQ | One Congress | Bulfinch Crossing | West End

I used to work at State Street when they moved into their current HQ and I swear that building was cursed for them. They signed that lease at the top of the market and it was one of a couple of factors rumored to have cost then CEO David Spina his job. Probably can't wait to get out of there although it was a nice building at the time. Haven't been back in quite some time myself however...

You left out "money"

Not that it can't be done in Boston for the first time, but has such a tall & thin wall been put at the top of a tall building before someplace else?

Science would let you put a 777x carbon fiber wing with folding wingtip up there. But will economics?

the phasing in this diagram is still correct. Garage over Merrimac has to be down before this office building occupancy.

and yes its Merrimac. and yes I realize that means '1 Congress' is on Merrimac St. Its all marketing. How many people do you think know where Merrimac St is?
Also, Bowker only has exit as of now. New Chardon entrance will close and move to Bowker in order to construct this building.

...yes, and also consider how plans change over time once the economic and regulatory realities pan out: it is entirely likely that additional support structure will be installed on the interior side of the glass screen that is not shown in the render. It could have been planned all along and not yet depicted, or, it could be that as the design progressed toward more formal engineering analysis, it was added due to it being the more cost-effective way to ensure design safety. Or, of course, the design could be strong enough-as depicted based on materials choices, dimensions, etc., and what we're seeing is what we're getting. Unless one's an insider on the project, we'll just have to wait and see.

Is the garage over Congress coming down before or after this?

Thanks for confirming. I was fairly positive it was still Merrimac at this point.

And thanks for linking the diagram. It'll be pretty neat to have the Haymarket bus station exposed to the open sky for the first time in a long time. I wonder how soon demo will begin on the garage. According to the diagram, garage demo and tower construction are separate phases. I know the tower is set to break ground next summer - hopefully that means work on removing the garage starts sooner.

Interesting to hear Carr, the JV partner, say how optimistic he is about Boston's offfice/development climate given how everyone is screaming "overdue market correction!" Now we just need Chiofaro to release a revised Harbor Garage rendering, and we could have some really impressive additions to the skyline!

It really is handsome. Kind of sad that there will be a giant State Street sign at the top.

Flavorful list/story showing America's 10 oldest (richest) corporations.

https://financesonline.com/10-oldest...on-the-market/

If this list is accurate, State Street is America's 2nd oldest bank
(in the category of 'always was a bank').....

*i must assume there are a few other companies that could occupy the list,
but remain very small or ceased operations in the last few decades.

Neat.
Small tidbit. My first MEP job was working in Shovel Shop Square in an old Ames building. Didn't realize they were the 4th oldest company until today.
