Proposed 105 W First Street | South Boston

7 Stories 250,000 sq ft LEED Certified BPDA Approved w/ wide neighborhood support today.

Project will include 1,600 sq ft of gf retail space, 2,400 sq ft of convener space, 10,000 sq ft of innovation space, and 3,000 sq ft of tenant amenity space.

Community benefits include helping to pay for the upkeep of a small park nearby.

Ares Management Acquires 105 West First Street

For $80 million we have a new owner/developer (Tishman Speyer). If I remember correctly they own the garage across the street.

Several Big Money Developers with the ability to quickly arrange construction financing are converging on this area bounded roughly by the Fort Point Chanel and the Haul Road and Summer St and Dorchester Ave

the list already includes:
Tishman Speyer
Alexandria -- former G.E HQ new construction site
Related-Beal -- 6.5 acre parking lot adjacent to GE HQ site

Tishman Speyer partnering with another investment company to create a new biotech real estate investment company called Breakthrough. This is the first project.
