201 S. Huntington; Goddard House; Reuse Renovation Design Ideas

I am not an architect but thought I'd reach out to some architects on this site for suggestions resources for reuse and expansion of the building at 201 S. Huntington Avenue, The Goddard House. This building has used as a skilled nursing facility and is currently shut down.

The original, main bldg (approx. 10,000 gsf x 5 levels + attic) is claimed to be designed by Shepley Bullfinch and built in 1927 and it is necessary to preserve at least the facade. The North wing, annex was built in the 1960's, has no historic significance and can be demolished. Several other smaller additions have been bolted on over the years and can be demolished as well.

This is not an historic renovation, rather a reuse so please assume everything except for the front of original main building can be raised/demolished.

The existing North wing annex can be completely replaced with a tasteful, modern wing and/or the back of the building expanded outwards toward the J-way.

Reuse would be residential condo or rental.

I am looking for resources that would give me examples of similar reuse projects that I can point to for preserving the main building facade but adding up to 70,000 GSF through additions.

I have photos but am having difficulty posting them on this site. The best way to see the building is via Google Maps.

How are you affiliated with the project? Are you someone looking to save / find a better use for a blighted building, or actually part of the management of it? Are there structural issues with the part of the building you want to save? What's the zoning like, would you have to build massive amounts of parking to support residential construction? Is there any negative stigma associated with the building that would prevent people from moving in? Asbestos, mercury, PCBs? Are you looking to attract a developer to run with the project, or do you have means of securing funding and hiring a designer and gc and assume the financial risk?



I may have a few people I could put you in contact with, but ill need some more details.

Residential use does seem perfect here, although a hotel is also a possibility.


What you wish to do does qualify as historic preservation, under rehabilitation (aka adaptive reuse). You can qualify for tax credits and grants by going down this path, so I would also like you to read the introduction to the secretary of the interior's standards for historic preservation, at the very least so you, while dealing with a historic building, know the difference between "preservation, restoration, renovation" etc.

According to UHub developers have gone to the BRA with a renovation/expansion of the Goddard House. It will have 167 units (studios/1Brs) storage for 170 bikes and 83 parking spaces. The new expansion will be on the south(left)side of the existing building.

Renovations have begun. South part of the site is being cleared of trees.
