lobby expressed as a two story volume at the south west corner, with distinct entries at Fan Pier Boulevard and Bond Drive. The
tower massing will be organized to maximize light and views for pedestrian sidewalk and plaza realms and for building
occupants, with predominant North and East views to the harbor and marina, with city, airport and island views beyond. Facing
the marina, the tower massing expresses itself with sinuous curvilinear volumes, with steps in the massing at the top 4 floors
and again at the rooftop penthouse level. At the west, the massing is faceted with subtle angular shifts. The tower will be clad in
unitized curtain wall, with faceted metal cladding and vision glass. The articulation of the curtain wall will enhance a sense of
movement of the curvilinear forms, accentuating subtle shifts in reflection, light and shadow akin to the shimmering play of
sunlight on water.

Public Spaces to be constructed with the building include a 5,900 SF exterior plaza space fronting the Marina along Marina Park
Drive, new sidewalks on Bond Drive, Fan Pier Boulevard and Liberty Drive, as well as street and sidewalk improvements on
Marina Park Drive. The plaza will include flexible hardscape areas with dining opportunities as well as general public seating,
augmented tree plantings and a modulating water feature for visual focus and public engagement.

Projected start of construction is May 2019.

Bout time, thats what Im talkin bout. The 3d window framing on the facade looks great, and obviously the roundness of this tower is something new for the area. Its going to be good to have Fan Pier finished so that way its done and the streets can be finished up. Up until now theres been a lot going on everywhere but nothing has actually finished yet, Fan pier will finally be finished and it will be the first sub-neighborhood to do so.

Thats a step in the right direction, then pier 4 will be completed, and seaport square a few years down the line. This is when it will start moving further down towards the cruise ship terminal area and also further and further inland. It may seem like its filling up quick, but just on the water. Theres a hellll of a lot of space that can be filled in the further and further you go inland and Im more excited for this because it wont be as “prime” waterfront real estate so thats where we will see the important things built like a grocery store, small shops, barber shops, nail salons, corner store/mini markets etc... These parcels are going to be what makes this neighborhood “tick”. Also housing will be cheaper and maybe theyll even throw affordable housing in here too. I think its going to get even more interesting from here on out 1. Because we learned and now the architecture is very good and 2. As it moves inland more “neighborhood friendly” retail will come.

Not as uncommon as you'd think. These curves are becoming an Elkus trope - they appear on every one of their projects. Also, 121 Seaport Blvd is nearby too (by CBT).

What is up with architects' obsession with collosal order? This building looks like a 8 story stump because of it. This is a thumbs down from me.

I pretty much always hate it too but its not like this is a high rise its a stump and I think it actually works here. It might have looked better with every floor being outlined here not sure, but I think it works. If its this short and has two buildings on both sides without it, I think it works. If its tall and a standalone building its horrible.

I'm rarely in the height crowd but I wish this were maybe twice as tall (I know impossible in this location). Also I wish it were residential.

Digging the curves and the facade in general. Not in love with the double height framing tho as KentXie pointed out.

I had considered flagging it for merging, but it would bump the actual proposal and project information down from the OP in this thread which has the appropriate title and information.

Being surrounded by busy buildings is better for the ICA then being surrounded by parking lots imho. Even if the ICA is not as visible.

Diller Scofidio + Renfro designed the ICA to fit in with the Seaport Square & Fan Pier master plans. They designed it with this kind of build out in mind. The ICA is fine.

I am pissed off that this project is not going to have end up having a hotel. This was originally pitched as having a Grand Hyatt as the centerpiece. These office buildings and condos are not mixed use! A project of this size and importance should have more benefits than tiny green spaces and the private ICA.

The One Harbor Shore Drive parcel was going to be hotel and would have made a great location for perhaps not a Grand Hyatt but a Park Hyatt(or similar). With the Omni and Yotel and others they have the middle and low end markets are covered but at full build out of Fan Pier and Seaport Square there's going to be enough demand for something above just the Renaissance or Envoy.

I agree that a hotel here would be great, but how are office and residential buildings with ground level retail plus a stand-alone museum not mixed use?

Yup, One Harbor Shore Drive should be a hotel. Excuse my ignorance, but how does the Seaport Hotel fit into this hierarchy? Wouldn't it be above Renaissance and Envoy?
