The tower is a 43 story semi-circle rising partly within the existing Garage's perimeter. It seems reasonable to assume the part of the tower to rise above their shared space requires additional or replacement piles be laid, then, steel/concrete composite columns of far greater load capacity/stiffness than currently exists. How would that happen without removing that part of the Garage? Can that critical structure be installed one pile/column at a time instead of completing a 2nd surgical demo?

New joint venture will own One Congress office town. HYM will develop the tower with a ground breaking targeted for the summer of 2019.

That's one of my only concerns with this tower. It looks so sleek and elegant from the harbor view, but there are so few renders of the wide side that SO many people will see every day. Will it read well? It looks VERY wide, more than some of the large towers we already have.

Looking at that ^, a crazy thought entered my mind: Could the North End ever have tall buildings? It is right next to an area of existing and proposed tall buildings. Yeah, I know, NIMBYs, but still....

It's sure getting harder. We have the enormous potential of the JFK office park and State Services building. Are they part of Downtown or the West End. Does it matter. It seems the space created by 1 Congress opens a huge opportunity to develop these site.

If these parcels fail to emerge, we have 4 additional legit skyscraper parcels in the general area, that (perhaps) can take the stage for planning in the nearer future. 1 will undoubtedly need to be planned for a future train shed for a future track expansion; so you know how lengthy that process will be. The other is a jail: (re; what neighborhood will welcome it's replacement Readville? Seaport drydock area?). Everything else is very close to the Beacon Hill Neighborhood. That leaves the low section of the O'Neill... and 65 Martha Rd; possibly the last great hope to finally top the JHT.

Even that humongous Garage in the North End will be a mess to develop.

It probably could, but it shouldn't. It's got a lovely density and has a very European scale to it that would be a shame to lose. The Greenway is a nice divide.
