Everett Seeks Proposals for a Major Mixed-Use Development in Downtown

The City of Everett has issued a request for proposals (RFP) for the School Street Municipal Parking Lot, which is between the Sacro Tower and Braza Bar & Grill. Acceptable uses of the property include a commercial with residential mixed-use development, a boutique hotel with a restaurant, a performance theater with an open plaza, or other combination of uses that enhance the existing character of Everett Square. Prospective developers may also work with adjacent private property owners to assemble a larger redevelopment parcel to accommodate their prospective developments

“Major mixed use Development” that’s a good one. What is this a .75 acre site with public transit limited to a couple of bus lines? Dream on...

Looks like Everett will allow much higher densities in the Commercial Triangle Economic Development District.

Parking would be governed by existing standards (two spaces per unit in most sections), but one exception would be for studio units that would have 0.5 spaces per studio.

Soper and Sousa said they are leaning towards creating a very dense area in the Commercial Triangle, which was evidenced from the regulations for Floor Area Ratio (FAR). A builder can build an FAR of 3.5:1 by right and up to 6:1 by Special Permit – a very dense development standard as compared to the existing apartment district that is 1:1.

Ok so sweet, a 4 story type 1 build on a 1 level parking podium with 100 3 br units. But hey maybe “major mixed used” is different definition for everyone.
