Must be the same Fortis Group that picked up 1 Lincoln St. aka State Street tower for a modest $880 million in 2006.

So it makes sense in terms of them having one trophy property adjacent to South Station... and now another one (albeit where the risk/reward equation is radically different in terms of redevelopment potential and pitfalls) very close to North Station.

Re: Dock Square Parking Garage, 20 Clinton Street

Adding less than zero here, but from the Parcel E-8 RFP and the Final Environmental Impact Report on the Dock Square Garage:

Looks as though the owner of the garage had to agree to keep the property as a garage for 20 years following construction (~1980 - 2000).

The Sierra Club wanted assurances that any development on Parcel E-8 would not get in the way of any future depression of the Central Artery. (This letter was written in 1978!)

The Sierra Club proposes building a park on E-8, instead, and including a waterfall to drown out noise from the Expressway, facing it.

Always appreciate a little nazi propaganda with my real estate news. Thanks.

Built in 1980, the 698-space garage is one of the city’s most lucrative, according to brokers, and is likely to be retained.

According to the Globe:

Those plans include re-cladding the building, shrinking the garage to 538 spaces, and constructing a nine-level addition that would “spiral upward” in height to about 194 feet. More details, and images, are likely in the coming months.

I don't know what "spiral" means, but it sure is a good spot for 195 homes.

The stretch from Faniuel Hall to Haymarket is a truly miserable walking experience.

This plus the Haymarket Hotel that's going up will drastically improve this stretch...!

Boston Biz Journal is calling this a residential tower to be built on top of the Hard Rock Café. I'm not a subscriber so can't read the whole article..

The LOI: http://www.bostonplans.org/getattach...b-a03cfbdcf305

9 level addition onto the ex. 8 story garage. Parking to decrease from 698 to 538. Addition will "spiral" toward the sky starting at level 12. Max building height of 194'-0" comprising 17 levels. New private open-space "open to the sky" in the center on level 9.

Re: Dock Square Parking Garage, 20 Clinton Street

I have a long held 'crazy pitches' style fantasy in which one or both of the I-93 offramps adjacent to this parcel get reconfigured to surface within the footprint of this garage, thereby cleaning up the 'greenway' deadzone between the Carousel and the North End Parks.

Oh well.
