Re: Bulfinch Crossing | Congress Street Garage | West End

Stick, everyone here has their own likes and dislikes about postings. We're all guilty of at times going off track, adding personal anecdotes, etc. but it's what makes this forum so interesting, and yes, at times, so frustrating, but in the end, it's an informative, interesting forum. Frankly, I appreciate the updates and renders and share your enthusiasm of these major projects like Bulfinch Crossing, everything going on in the Seaport (especially now the M parcels and Pier 4), the Garden development, the The Four Seasons, the Cambridge projects, just to name a few. Amazing stuff going on in town. Having lived through many years of static nothingness going on in Boston, I can't get enough of it now.

These are going to stand up very well over time, unlike a number of other towers in Boston.

I actually like these render dumps, since they are generally all over the place and it's annoying clicking through so many pages for them. However, the caveat is I really only appreciate them when the thread has already recently been bumped. It drives me nuts when old threads are resurrected exclusively to repost a bunch of renders we have already seen!

So Stick, I would say prepare your posts if you feel so inclined, but wait until there's some sort of update before posting to threads that have otherwise been dormant! Don't get my hopes up when there isn't any news!

If you're going through the trouble to use big words when lambasting me/others on the forum, the least you could do is spell my name correctly.

My name is Derek Shooster.

I am a city/regional planner (and damn proud of it!).

Like many ArchBostonians, I too exude a propensity to celebrate, criticize, admire, condemn, inform on, and learn about Boston's built environment. Despite my post frequency relative to others, I follow this forum religiously and value the central repository it's become for all things Boston. Additionally, I'm happy to have contributed to the forum in an objectively meaningful way when possible, be it sharing meeting notes, photos of construction/progress, or extracting critical information from cumbersome project submittal documents.

Conversation and information are great, but personally I think petty attacks or insults to forum members is uncalled for. To that point, I apologize to Stick n Move if what I said upset you.

Re: Bulfinch Crossing | Congress Street Garage | West End

Derek, as you can see, i mispelled your name about as badly as i could manage! Please accept my humble apology. Still, i'm fairly sure that in so doing, i did greater harm to myself.

The weakness of the internet forums is that someone of obvious very high intelligence can misinterpret a post so absurdly. But, there is probably no one to blame. The exchange of comminication worsens still, when it is coming from a cellphone pad ......and in this instance --
it was sent while watching one of nature's most awesome displays; our insane wildfire (here in Ventura) with the power out, at close range....

As tacky as is to have to do this -- apparently it is required...
I was saying that its kinda bad when one of the most sensible and accepting members (of the vast spectrum of others' contributions) is compelled to caution another poster's excess.

I meant no slight whatsoever. Quite the contrary. I was innocently poking (Stick) in the ribs. And just because agree that Stick's render offerings can be excessive, that doesn't mean i don't enjoy reading his posts, or think he shouldn't keep posting them (renders).

Recall the other day when he had bumped all those threads and must have made a considerable effort to repair photobucket's hourly interweb malpractice.

We all express a profound fondness and pride for the onward progress of Boston in a myriad of ways.

Regards,
Tosh

btw Stick,

I did the same thing taking screenshots of the video several weeks ago, but didn't post them because i've so been busy, and i figure we have a lot already.

45,000 acres and counting.

I love the reposted renders. Super helpful to see periodically instead of having to dig. Thank you, Stick!

I hardly ever post to threads that have been dormant for a while. This thread wasn't. Usually I post new renders that haven't been posted and in that case I don't think its bad to bump an old thread with new renders. Like someone else said the main reason is to get the renders all on to one page so they're not spread all over the place. Usually like in this case when I post renders that have been posted (usually by me previously) its after I post some new renders, or I have new renders mixed in with some older ones to keep them all in one spot. Im going to slow down a little but from reading the comments apparently people like it, so thats good to know. What I like about renders/pictures is theres no opinion attached, no arguing, no bickering, the pictures speak for themselves and each person can take what they want from them. I feel like thats my "space" on this forum is to just post renders or pictures as is and let other people dissect the words attached or just leave them for what they are. Like they say a picture is worth a thousands words so by posting a picture people can see a thousand different things within it and I like that. A picture can mean many different things to many people and I like it when pictures can speak for themselves without any opinion attached to it and just stand alone as what they are- a picture.

Will they need to demo more of the garage for the Office Tower?

I don't believe so.

It fits in that pocket where the drum ramp is: https://www.google.com/maps/place/Bo...!4d-71.0482911

So the drum ramp & elevator tower added on to serve the former offices on 9 & 10 get demo'd.

thanks for any info
For the Phase I Residential Tower, see the Phase I thread.

For the rest of the project:

The middle portion of the garage will largely remain on the interior. There were thoughts that they could extend the residential hallway/units from Phase 1 down the entire exterior to provide more housing and a better facade.

For the office tower, the garage is extended into levels 5-10, see:

^^^Thanks! If it's anything like the speed of the residential, I guess that means we have a solid 3-4 more years before we even see anything rising out of the ground.

Actually, my bad. I had my mental picture of the siting rotated. I don't think the garage actually needs to be demo'd. Revising post.

It fits in that pocket where the drum ramp is: https://www.google.com/maps/place/Bo...!4d-71.0482911

So the drum ramp & elevator tower get demo'd.

Re: Bulfinch Crossing | Congress Street Garage | West End

This is fantastic news, and frankly I am not surprised. I had never a doubt that HYM would have any troubles or concerns of finding tenants.

Never say never, and maybe I'm naive, but I doubt there would be any (major) architectural changes. Otherwise they would have to go through the entire approval process again, and 2019 would not necessarily work as planned for groundbreaking.

Didn't realize that they're building 5 floors of new above-ground parking into the new office tower.
