I believe single-family homes are exempt from ADA compliance, while multi-unit residential buildings, after a certain point, are not.

I took a look at this when I swung through Boston this weekend. I still like them but it can't fix the surrounding streetscape which is still pretty rough. That would block needs mad TLC. But that would be asking too much of one building.
