Re: Landmark Center Expansion | Fenway

But it also means that only established, well-known chefs will be able to run a stall.

A stall in a food hall would be the perfect spot for an up-and-comer who doesn't have the experience of...

Re: Landmark Center Expansion | Fenway

Ah, yes, from the press release you linked:

The Globe blurb made it sound like everything would be managed by Time Out.

Good. I much prefer the independent tenant set up.

Re: Landmark Center Expansion | Fenway

Because not everything is a do-over. Even though the use and massing have changed, plenty of other aspects of the plan overall (e.g., the approval to redevelop that site to a certain scale,...

Re: Landmark Center Expansion | Fenway

But don't these changes need to be re-approved by the BPDA? It's not like they got one thing approved but will build another. This will need to be approved too.

Re: Landmark Center Expansion | Fenway

My thoughts as well. This view of the massing certainly makes it look like they're saving room for a Phase III:

A Phase III could spruce up Fenway station as...

Re: Landmark Center Expansion | Fenway

No, the office & lab building makes the neighborhood more multi-purposed, and making the neighborhood fully multi-purposed is the first step to making it 24 hours. If restaurants are active all day...

Re: Landmark Center Expansion | Fenway

Comparing the render and drawing, each 3x3 square is one floor and each story (including floors and ceilings) averages about 14 feet ((208.5 - 50) / 11). So not quite double height, but still roomy...

Re: Landmark Center Expansion | Fenway

The angle in the render doesn't exist in real life. Everything is much closer together / more cramped (in a good way). For example, Kilmarnock is two lanes in real life but the render shows three.

Re: Landmark Center Expansion | Fenway

Right, the more I think about this the happier I am with these changes. Mixing residential and office makes for much more efficient use of resources (transportation, infrastructure, retail,...

Re: Landmark Center Expansion | Fenway

^^ Seems prudent. A ton of housing has come online lately in the Fenway (much of it Samuels' work) and this location can tap into Longwood office/lab demand. Plus, leaving the existing garage in...

Right, other options exist (even if that Shaw's is total garbage; I'm someone who loves grocery shopping yet I get angry and frustrated every time I try to shop there) but Wegman's still would have...

The Globe has an update (http://www.bostonglobe.com/business/talking-points/2017/08/17/the-missing-market-mystery/sk9u4dwHInAKCBqhL3X28M/story.html) on the evaporation of the Wegmans deal. Basically,...

There's a dedicated thread for this: Star Market (former Gulf) parcel | 1380-1420 Boylston Street | Fenway (http://www.archboston.org/community/showthread.php?t=5455)

And for this: Allston...

I (and a ton of other people) always cut through that front parking lot when I'm going from Fenway station to anywhere in the neighborhood on or south of Boylston. If the park is well designed (and I...

Re: Landmark Center Expansion | Fenway

Sure, a Shaw's with 10 floors of housing on top is worth much more to corporate than a stand-alone grocery store. And the existing Shaw's is really cramped / crowded all the time. But that doesn't...
