Yeah, I see Portland as being in line with Pittsburgh, New Orleans, and Baltimore. All have elements of very high quality urbanism, but aren't big or dense enough to really be considered a top tier...

I see that. I see Boston being on a spectrum somewhere between SF/Philly and DC. Not as "downtown peaked" as Philly/SF but not as "European" as DC. Closer to Philly/SF than DC. But, Philly and SF...

1) NYC- clearly in a league of its own.

Yeah, the loss in height is disappointing (a 586ft. condo/ and a 301ft apartment building.) But, the drop in total units from 160 condos/182 apartments to 108 condos is a bigger disappointment.

Well in so far as height is a conduit for density. It reminds me of much the DC area development where it is too large scale and master planned to feel organic, but not dense enough to feel vibrant...

I hope I'm wrong, but this feels like a missed opportunity in the making. Reminds me of Crystal City outside DC. Technically mixed-used TOD, but underwhelming execution.

According to Wikipedia (so take it for what it's worth), Avalon is 449. The residential tower here is supposed to be 495. Looks like 466 to highest floor and then 29 feet of mechanicals.
