Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

While not perfect, this neighborhood is a lot safer than you may remember. Many of the row houses on adjacent streets have removed their ground floor window grates, with no ill effects.

Sure...

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

The building is 100% residential, so yes those are affordable condos on the first floor. But Hudson street is pretty quiet. I suspect the 3rd and 4th floors up at highway level will be much noisier.

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

For the highway side, all I can think is that the architect knew it was never going to be pretty (given the shoestring budget for the affordable housing, and the awkward window placement caused by...

The architect was fired from their previous position as a prison architect.

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

Actually the Greenway Conservancy considers the small green space on either side of the Surface Artery all the way to Kneeland Street to be part of the Greenway. So One Greenway is a perfectly...

Excellent suggestion. I wish there was a process for this!

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

I agree that the neighborhood side is fine, and the entire complex is a great addition.

Unfortunately the highway side is not exactly a barely visible back alley -- it is a gateway location with a...

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

Yes, but changing the color choice from the soulless battleship gray on the highway side to something more in tune with Phase 1 would have been easy and "free".

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

I hate to say this, but since this building is actually part of the One Greenway project I can't escape this impression.

The mid-rise Phase 2 building is 100% affordable ownership. The Phase 1...

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

Well, that highway side facade is pretty drab and awful. Is there some new rule from the BCDC that facades facing I-93 have to be battleship gray? AC Hotel and this make not so great gateway...

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

I have no idea why the cladding process on this building is so slow. There has been no progress on the upper stories in months!

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

^ Just a reminder that this section is all affordable ownership units.

Nice to see the attention to detail in the brickwork. Kind of makes you wonder why we get alucobond on market rate buildings?

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

I am really anxious to see how the facade treatment works on this.

It looks kind of funny now as a plywood mid-rise ;)

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

It is on the "Ground Floor" of the Albany Street frontage, so effectively the second floor of the building, but accessible from outside.

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

Since Phase 2 of One Greenway is still under construction, it is not like the initial sales and rental period has expired.

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

I know that all 51 of the condos in Phase 2 are designated affordable ownership. And I believe they are a mix of one, two and three bedroom units, but on the small side in terms of square footage.

Publically accessible, but not purely public space. Owned, created, operated and maintained by a private concern, with allowances for reasonable access controls and rules.

It is not owned by the...

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

I think you will find that those subsidies were because this complex has a very high % affordable units at much lower than normal % AMI requirements. They were not for the open space. This was not...

Actually this would have been King George III's water back in the day. This is the old South Cove. Landfill did not happen here until the 1830's.

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

Since the primary developer is the Asian Community Development Corporation, a nonprofit 501(c)3, actually yes, they are doing it in part out of their mission to the community.

And you apparently...

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

This is an Asian Community Development Corporation project. It has had strong community support from the beginning. (The complex has a very high level of affordable units at low AMI%). While there...

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

I guess I see that "privatization" as a balancing act. If the gentle (or even not so gentle) enforcement of some level of decorum keeps the space safe and usable for most people, then I guess I am...

Re: One Greenway (Parcel 24) | 0 Kneeland Street | Chinatown

^ I actually think that the terraced park is pretty cool. Lots of people were using that deck area with the grills this summer.

Cap the tunnel exit under Parcel 25 with a development and it will...
