I agree it is not the only factor as it also has the benefit of opening up the floor plate which was noted previously.

However in the early stages of a project it seems like reducing the tonnage...

It has to be a cost savings. The concrete core saves steel on the structure and also provides the fire ratings for the elevator and stairwell shafts.

That is correct. Construction had started well before State Street signed there lease. They originally only signed up for around 2/3 of the building, but with the booming economy, low vacancy...

RP the issue with Ned's UFP argument is that it is completely unreasonable to require a development to implement a scrubbing technology that does not yet exist at this scale.

FYI. The gold certification is more difficult to get than the silver. The highest LEED Certification is Platinum. And to get that many points the building would probably need a green roof.
