Wouldn't a JFK/UMass stadium be just like Fenway Park or TD Garden? Traffic in those areas is bad at peak times, and the few fans that feel they have to drive end up sitting in traffic and waiting...

This is a great point. Ideally, Mass Ave would have been put on a road diet, with one lane of general travel in each direction, an exclusive busway, and adjacent cycle-tracks.

You are ignoring geometry. If you build it and "they come" from less geometrically efficient means of transport (i.e. an automobile), than you have increased the geometric efficiency of the system...
