Doesn't get any more vanilla than this. And the vinyl fence! As long as it sort of resembles white picket most are willing to overlook its easily damaged, awful plasticness.

No. It just doesn't work. Even alucobond panels would have been better, they would have gone fine with the elegant simplicity of the addition. Now the ribbon and the old cornice will be fighting it...

Ground floor retail issues aside this has good density and is attractive to boot. Since nice things too rarely happen here though expect 2 floors to be sacrificed to angry nimbys.

In a less reactionary town a sliver tower could be a seriously considered option with the low rise section getting the Verb Hotel treatment, not here though.

A good amenity for the neighborhood, but the whole thing suffers from the flatness of the facades. Balconies and bay windows can't hide the flimsy look of most of the wall panels.
