It also means that there might be compromises, such as the T taking a more conservative approach to the culling, rather than a scorched earth approach (which is easy, but unnecessarily destructive).

Right but the losses in the retail space may be offsetting significant rental income in the rest of Lafayette Center. That offset may be worth more than the hassle of a lowball rental tenant.

They are honest about their current state of profitability. Future path to profitability, I would argue is murkier, more nuanced.

But they are using new investor's funds (IPO) to pay off old...

The load factors on WOW and Icelandair are not about Icelandic tourism (although sure it is growing). Virtually everyone onboard is(was) connecting at KEF for a European destination.

The supposed best practice is to float bonds for the transit upgrades, get most of the upgrades in place (some can still be in process, but clear progress needs to done) then implement the congestion...

Exactly, plus tapping into some undeveloped adjacent parcels, surface parking lots and underdeveloped parking structures. There is a lot of underutilized terra firma there if the two streets can run...
