Re: Boston - Most Embarrassing Blight That Tourists See

For me it's the T concourses at DTX. They're such a filthy mess, and the AC condensers blowing hot air INSIDE in the summer is unacceptable.

Northeastern bought this...

Re: 115 Winthrop Square | Financial District

A service elevators that reaches the roof doesn't just sit around vacant all day, waiting for someone to move machinery to the roof. It's constantly in use serving all the other lower floors. If...

Re: 115 Winthrop Square | Financial District

But you really do need a dedicated elevator for an observation deck. It's how these things work.

There are office elevators, there are residential elevators, there are service elevators, and there...

Re: Cambridge Developments

This HLS building is flying up. They demoed the old buildings on this site in September/October of last year. That's only 6-7 months ago, and the new building is already pretty much fully framed out....

Re: 115 Winthrop Square | Financial District

That orange section will be covered up by its neighbors, which are as little as 3 feet from that wall. You see it in the renders only because neighboring buildings are cut away.

There's no point...

Re: East Boston Developments

There's also something to be said for the way in which modular building can spread around the construction spending, geographically. I recall that much of 1975 Mass Ave was constructed in Maine.

Re: Parcel I | Cambridge Crossing | East Cambridge

If it is indeed true that there "n't enough demand for anything higher than the current plan" then why does Cambridge feel the need to "limit[] the height curtain here" at all? If there's no demand...

Re: Parcel I | Cambridge Crossing | East Cambridge

Again, most of the time I'm totally opposed to the height obsession that is all too prevalent on this forum. But if you are ever going to build tall in a new place, this is the place to do it. The...

Re: 121 Seaport Boulevard | Parcel L2 | Seaport Square

One approach that could satisfy both sides would be to not have the developer build out retail facades at all, leaving it totally up to the tenant. This is what they did at 300 Mass Ave in Cambridge...

Re: Parcel I | Cambridge Crossing | East Cambridge

Yeah, I'm far from a height fetishist (and those types typically drive me crazy on this forum) but capping this area at 220' is completely ridiculous. It is bounded by two rapid transit lines but...

Re: 121 Seaport Boulevard | Parcel L2 | Seaport Square

That step-down probably doesn't meet ADA compliance and would thus not be permitted in a new development. You also can't blame the developer or architect for the Seaport's lack of large mature...

Re: Encore Boston Harbor Casino | Everett

It seems like the "signature Wynn design" here would complicate selling this project to another casino operator. It'd be like operating a Burger King out of a classic golden arches fast food building...

Re: Kenmore Square North

Nothing's been filed with the City beyond an LOI. The posted render came from marketing material, so it's possible that it's only a placeholder (fingers crossed).

The LOI does state that the...

Re: Limited-service Hotel Project | 73 Essex St | Chinatown

Even taking that as gospel, $14.96 > 0. And Chinatown may be more "marginal" than than the Back Bay, but it's still Downtown. Braintree it is not.

Remember that the average cost of, say, floors...
