What's wrong with 62+ for housing? There is a tremendous amount of demand for retirement housing in metrowest. There is also a lack of hotel rooms in the immediate area.

That view is economic fallacy. It fails to take into account local taxes, federal funding allocated directly to local or county governments, excise taxes and all the other hidden shit through "fees"...
